Where plastic beats steel
UPVC roofing does not rust. That single property is why it gets specified for chemical plants, fertiliser units, pickling shops, dairies, effluent treatment areas and coastal buildings, where a steel roof can corrode in a few years no matter what coating it carries.
It is also quieter under rain than metal and does not conduct heat as readily, so buildings under it tend to run cooler than the same building under bare steel.
A direct swap for a metal sheet
UPVC roof sheet in trapezoidal profile is the direct replacement for a standard metal roofing sheet. It fixes to the same purlin layout, which makes it straightforward on both new work and re-sheeting an existing building.
That matters on a re-sheet. If the corroded steel roof can be replaced without altering the purlins, the job is a sheet change rather than a structural one.
Multilayer construction
Better UPVC roofing is made in layers rather than as one homogeneous sheet. The top layer carries UV and weather resistance, the middle gives structure, and the underside resists chemical attack from inside the building.
A single layer sheet at a lower price is usually thinner on the layer that matters most for service life, which is why two sheets that look identical on delivery can behave very differently after a few summers.
Thermal movement and spans
UPVC moves more with temperature than steel, so fixing holes are oversized and fasteners set firm rather than crushed. Pinned tight, the sheet distorts and eventually cracks at the fixings.
It is also less stiff than steel, so purlin spacing matters more. A spacing that was fine for a metal sheet may be too wide for UPVC of the same profile, and the result is visible sag between supports.
Keep the whole roof in one material
Matching UPVC ridge and accessories are available, and they should be used. Mixing a plastic sheet with steel flashings puts the corrosion problem straight back onto the roof at the ridge and edges, which is exactly where leaks start and exactly what the UPVC was bought to avoid.

It depends heavily on the sheet. Multilayer sheets with a proper UV layer last considerably longer than cheap single layer sheets that look the same on delivery.
Do I need UPVC accessories too?
Yes, if corrosion is the reason you chose UPVC. Steel flashings on a plastic roof reintroduce the problem at the ridge and edges.
